  • Leasing Guarantee Conditions: Any leasing or placement guarantees offered by Key Property Management (including but not limited to "45-Day Leasing Guarantees") are strictly subject to the following regulatory conditions:

    • Rent-Ready Status: The designated 45-day period begins only after the property is deemed completely "rent-ready" and vacant, meeting all physical, safety, and cleanliness standards established by Key Property Management.

    • Approved Pricing: The property must be listed and maintained at the rental price recommended by the designated Key Property Management property manager based on current market analytics. Deviation from the recommended pricing strategy immediately voids the guarantee.

These limitations of liability apply even if Key Property Management has been expressly advised of the potential loss.

Key Property Management does not warrant or guarantee specific rental income, continuous occupancy, or the performance/behavior of any placed tenants. Any financial projections, market analyses, or estimates provided on this website are for illustrative purposes only.

Exceptions & Reasonableness

Nothing in this website disclaimer will exclude or limit any warranty implied by law that it would be unlawful to exclude or limit. By using this website, you agree that the exclusions and limitations of liability set out in this disclaimer are reasonable. If you do not think they are reasonable, you must not use this website.

Other Parties

You accept that, as a limited liability entity, Key Property Management has an interest in limiting the personal liability of its officers and employees. You agree that you will not bring any claim personally against Key Property Management officers or employees in respect of any losses you suffer in connection with the website.

This Privacy Policy applies to all individuals who interact with Key Property Management, including but not limited to: website visitors, prospective tenants (applicants), current residents (tenants), property owners (clients), and independent maintenance contractors.

  • Financial Information: Bank routing/account numbers or payment card details submitted through our Owner and Resident Portals to facilitate rent or management payments.

  • Technical Data: IP addresses, browser types, and usage patterns collected automatically via cookies.

  • Portal Security Account Responsibility: We secure our Resident and Owner Portals using industry-standard encryption powered by AppFolio. However, residents, tenants, and property owners are entirely responsible for maintaining the confidentiality of their unique portal login credentials (usernames and passwords). Key Property Management is not liable for unauthorized access resulting from user negligence.

How We Use Collected Information

We utilize this information to fulfill our core real estate and property management operations, including:

  • Processing rental applications, background screenings, and credit checks.

  • Managing accounts, processing payments, and coordinating maintenance requests through our Resident and Owner Portals.

  • Improving our customer service, website functionality, and property management offerings.

  • Periodically sending promotional emails about new rental listings, market insights, or company updates using the email address you have provided (from which you may opt out at any time).

Sharing of Information

We do not share your information with outside marketers. We only disclose your personal information to trusted third parties for necessary business purposes, including:

  • Service Providers: Cloud-based property management software providers, background screening companies, and IT support vendors who support our daily business operations under strict confidentiality terms.

  • Maintenance Contractors: Providing your contact information to licensed vendors strictly to coordinate authorized property repairs.

  • Legal Requirements: When required by law, court order, or regulations enforced by the Nevada Real Estate Division (NVRED) or law enforcement.

4. NEVADA PRIVACY RIGHTS (NRS Chapter 603A)

This section applies explicitly to residents of the State of Nevada pursuant to Nevada law.

Right to Opt-Out of the Sale of Covered Information

Under Nevada law (NRS 603A.300-360), Nevada consumers have the right to direct a website operator to not sell their covered information to third parties who would further license or sell that information.

 

Key Property Management does not sell your personally identifiable information or covered information to third parties, and we have not sold any such information in the preceding 12 months.
