Is Las Vegas Still a Good Market for Rental Property Going Into 2027?

Yes, but mainly for investors who can buy with little debt. Zillow shows typical Las Vegas home values about 3% below a year ago and rents nearly flat, so returns now depend on cash flow, not appreciation. At today's mortgage rates, a typical home bought with 25% down loses money every month.
What do Zillow's latest numbers show for Las Vegas?
Zillow puts the typical Las Vegas home value at $419,144 in August 2026, down about 3.0% from a year earlier. On a typical home, that is a paper decline of roughly $13,000. Renters are not making up the difference. Zillow's July rental report shows the typical Las Vegas rent at $1,747, up only 0.2% from a year earlier and $215 below the typical U.S. rent of $1,962.
Landlords are also competing harder for tenants. Zillow reports that 57.9% of Las Vegas rental listings offered concessions in July, compared with 39.8% nationally. An investor underwriting a purchase today should assume flat rent and some leasing incentives, not a rising market.
What do rents say a rental house will earn?
Rentometer's metro-wide data for Las Vegas, Henderson and North Las Vegas shows a median asking rent of $2,159 for a three-bedroom house, with the middle half of listings between $1,900 and $2,365. Two-bedroom houses have a median of $1,780 and four-bedroom houses $2,450. A two-bedroom apartment has a median of $1,700. For comparison, HUD's FY2026 Fair Market Rent for a three-bedroom is $2,413, though that figure includes utilities.
Single-family houses rent for noticeably more than the Zillow citywide figure because Zillow's number blends apartments, condos and houses. Use the house-level number if you are buying a house, and pull comps for the specific neighborhood before you commit.

What does the buy-and-hold math look like at the typical price?
Assume a purchase at Zillow's typical value of $419,144 that rents at the Rentometer three-bedroom house median of $2,159 a month, or $25,908 a year. That is a gross yield of 6.2%. The table below subtracts operating costs to reach net operating income.
Gross rent (3-bed house median, $2,159 a month) | $25,908 |
Property tax (0.52% of $419,144) | -$2,180 |
Vacancy and concessions (5% of rent) | -$1,295 |
Key PM Management (6% of rent, assumption) | -$1,554 |
Maintenance reserve (8% of rent, assumption) | -$2,073 |
Insurance (assumption) | -$1,300 |
Net operating income (4.2% of price) | $17,506 |
The result is net operating income of about $17,506, a 4.2% return on price before any mortgage. The tax rate is the 0.52% effective rate for Clark County from Census data. Vacancy, management, maintenance, and insurance are planning assumptions, not quotes, and your numbers will move with the property, any HOA dues, and your management agreement.
How do mortgage rates change the answer?
Freddie Mac's 30-year fixed average was 7.40% on October 15, 2026. At 25% down, the loan is about $314,000 and principal and interest run about $2,177 a month, or $26,119 a year. That exceeds the $17,506 of net operating income by roughly $8,600 a year, so the property loses about $720 a month before any appreciation. Investment-property loans usually price above the Freddie Mac average, so treat this as a best case.
Even with about $3,000 of principal paid down in the first year, a flat market leaves the investor about $5,700 behind on a $104,800 down payment. For net operating income to cover the loan payment, the loan would need to shrink to roughly $211,000, which means putting down about half. This is why buyers who need leverage to make the numbers work should be cautious right now.
Who is Las Vegas still a good market for?
Cash buyers and low-leverage investors with a long horizon still have a case. Prices have eased, so the entry point is lower than a year ago, and underlying demand is intact: Bureau of Labor Statistics data shows metro unemployment at 5.4% in July 2026 and average weekly wages up 3.3% in the fourth quarter of 2025, while Census data shows residential building permits down 2.0% in 2025, so new supply is not surging.
Investors who rely on a mortgage and expect appreciation to cover the gap should wait for lower rates or a lower price. Whatever you buy, price the rent to market on day one. With more than half of listings offering concessions, a rental that sits vacant costs more than a slightly lower rent.
