How does a self-showing work?
The self-showing process using ShowMojo automates the entire rental viewing journey from initial inquiry to final feedback, completely eliminating the need for a leasing agent to be physically present. The end-to-end process breaks down into four steps:1. Scheduling & Automated Pre-ScreeningThe Inquiry: When a prospective renter finds a listing on a rental site or a property manager's website, they click the ShowMojo link to schedule a tour.Pre-Screening Queries: Before a user can pick a slot, ShowMojo guides them through pre-qualification questions customized by the property manager (such as income requirements, pet policies, and move-in timelines). If they don't meet the criteria, the system politely blocks them from booking.Picking a Time: Qualified prospects use a calendar interface to select an available time window that fits their routine, including flexible options like evenings and weekends.2. Identity Verification & Security GatingTo protect the property from fraud, scammers, or unauthorized access, ShowMojo puts prospects through a strict, secure verification flow before finalizing the appointment:ID Upload: The system prompts the prospect to upload a clear photo of their government-issued photo ID.Credit Card Verification: In many cases, the platform requires credit card authorization. This doesn't charge the card; it acts as a fraud prevention tool with financial bureaus (like Experian) to ensure the person booking matches the identity on file.3. Property Access on the Day of the TourThe Reminders: The prospect receives automated text and email confirmations leading up to the showing.Geolocation Verification: When the prospective tenant physically arrives at the property within their scheduled time window, ShowMojo often uses location services to verify they are actually standing at the home before releasing entry access.Gaining Entry: Once verified at the site, the prospect receives a time-limited access code via text or email. They input this code into either a MojoBox (a smart lockbox holding a physical key) or a MojoLock (an integrated digital smart deadbolt installed on the door) to unlock the home.4. Independent Touring & Automated Follow-UpThe Tour: The prospect walks through the home completely unaccompanied. This gives them total privacy to view the property at their own pace, take photos, and plan their layout without any sales pressure.Securing the Home: Once done, the prospect exits the property, ensures the door is locked, and leaves the key behind if a lockbox was used. The digital access code expires as soon as their showing window ends.Instant Feedback & Application: Immediately after the tour window closes, ShowMojo sends automated follow-up messages asking for feedback on the property and providing a direct link to the rental application for interested prospects.
